The reason online leads don’t work for most is mainly because agents don’t reach out at all, and the ones that do don’t do it enough. Here’s my secret that has helped me close over $500 Million in Volume over the last few years.
When you get an incoming lead from any online lead source like META or Google, the best thing you can do is talk to them while they’re curious, this means making sure you connect with them as soon as they come through your system. It’s not about converting them to make them a client fast, it’s about getting a better understanding of what they are curious about and establishing a first point of contact and nurturing the customer until they are ready. You have to be ok with them not buying or selling, because most that come through will end up “just looking”. Check the plan here.
Here is the fastest route to a real conversation:
Call within 60 seconds. (It’s all about talking to them while they are curious)
Call again. Most people ignore unknown numbers on the first dial.
Text: “Hey [Lead First Name], just left a quick voicemail about your home search. Are you only looking for a house or are you open to a townhome too?
Email with the subject “Just tried to reach you” and use what you texted as the body of the email.
Nudge text two hours later: “Let me know...”
