The two biggest forces in residential real estate just went to war in a Chicago federal courtroom, and most agents have no idea how big this is. Zillow sued Compass and MRED. MRED cut Zillow's feed. Compass terminated every direct listing pipeline nationwide. And quietly underneath it all, Compass is allegedly subsidizing MRED dues for up to 100,000 of its agents, a move that could turn a regional Chicago MLS into a national rule-making body that decides which homes you and your buyers are allowed to see.
I broke the whole thing down in this new video — the timeline, what the lawsuit actually says, the four things I'm watching from here, and why this may be the most consequential antitrust case in real estate since the NAR commission settlement. If private listing networks become the new normal, independent brokers lose inventory, recruiting power, and pricing power all at once. Watch it here — it's 10 minutes, and it'll change how you think about where this industry is headed.
Talk soon,
Tristan
